I. BASIC ROLE – To coordinate and perform the leasing of vacant and available rental units for the assigned communities

II. RELATIONSHIPS – Reports to the Property Manager/Assistant Property Manager and maintains relationships with all associates, current and prospective residents.

III. RESPONSIBILITIES

• Demonstrate vacant and model apartments to prospective residents
• Secure new leases for the assigned community, maintaining a (walk-in traffic to new lease) closing ratio of 30% or higher
• Answer business phones and handle leasing inquiries in an effective and professional manner

• Process new applications to lease by obtaining required income, credit, employment and rental verifications, verbally and in writing where applicable

• Follow up with previous phone calls and walk in traffic on a daily basis to secure new leases
• Monitor the effectiveness of current advertising and marketing strategies and advise property manager of findings and suggestions on a regular basis
• Monitor rental rates and suggest changes to property manager when benefical
• Conduct regular inspections of vacant “rent ready” units and freshen as necessary to ensure optimum product presentation
• Conduct monthly market surveys and shops of the competition and report findings to the property manager
• Conduct regular inspections of grounds and buildings for cleanliness and positive curb appeal. Report any areas that need attention to the property manager
• Assist with implementing marketing strategies for the community
• Assist with creating and performing resident retention activities and services
• Report residential requests for maintenance service when necessary
• Handle and assure timely response and correspondence in all resident related matters and/or issues
• Protect the integrity and liability of the owner and/or manager agent(s) of the community
• Adhere to and ensure the adherence of all company policies

Order title searches for loss mitigation options, as needed. Obtain subordinations on 2nd liens if needed for modifications. Obtain title endorsements, prepare and submit loan modifications for recording as required. Evaluate short sale offers and request counter offers, as needed. Educate borrowers and realtors about the short sale process, deed in lieu process, Home Affordable Modification Program, loan modification program, repayment plan, and forbearance workout options, as applicable. Submit loss mitigation packages to the investor and/or insurer to review for approval in a timely manner. Contact borrowers and agents to provide status of loss mitigation files. Decline files if borrower does not qualify for a workout option. Request and follow up on foreclosure holds as necessary. Respond to voice mails and requests for callbacks within hours of receipt, proper documentation of accounts within LPS system to assist call center with providing accurate status to callers, accurate and timely completion of template steps, prepare of loan modifications, short sale closing letters, forbearance plans, repayment plans and decline letters, as needed. Request correspondence to be sent to the borrower to generate a return call or provide additional information for the file. Respond to escalation requests within hours of receipt. Maintain professionalism in correspondence and conversation with borrowers/agents. All other duties as assigned.
