Real estate secrets revealed! (Bellingham)

Want to know the secrets that top agents use to get your house sold? There aren't any.

Did you know that the vast majority of *effective* real estate marketing is free? It is.

When you pay an agent 2 to 3% to sell your house, you're not paying for the marketing of your home, you're paying for them to capture leads which they turn into more listings and/or sell other homes to. You're also paying for their Lexus.

The vast majority of real estate sales are a result of buyers seeing a yard sign, finding your home online, or another agent bringing them to your home. ALL intelligent agents are created equally in this regard.

So how come some homes sell and others don't?

Price, showing condition/location, and marketing.

Marketing -

Print advertising is a tool to keep the agent's face and name in public view, it rarely ever sells homes. Fancy websites don't sell homes - they capture leads for agents to sell ANY home to. Enter your home in the MLS, and it will be found on every agent's website in the area. It will also propagate out to the national classifieds such as Yahoo Homes, Homegain, etc. Being in the MLS means other agents - with their buyers - will see your home. It means that buyers who are shopping online at home will see your home, no matter what website they prefer to search on. That covers two of the three most important avenues of finding your home's new owner. How many agent's don't use a yard sign? It's a very effective tool for letting others know that your home is for sale, and they cost less than a tank of gas.

Showing condition and location -

There isn't anything you can do to change the location of your home, but regardless of where your home is, someone will want to buy it (for the right price, that is). Showing condition is a major factor in getting potential buyers in the door. The landscaping should be tidy, the exterior of the home should be in good repair - no broken screens or shutters. The roof should be free of debris and the gutters should be clean. Any vehicles in the yard should be removed, including trailers.

The interior of your home should be kept clean and free of heavy scents. It should be light and free of clutter. If you collect dolls, teddy bears, vases, or sculptures, that's fantastic but they need to be packed away. It is important to give potential buyers a blank canvas to look at when they come into your home. Some furniture to give ideas of space are fine, but family photos, trinkets, and plants should be kept to a minimum. We want buyers to think about their belongings, and not yours. They need to see that you're ready to move.

Many agents will recommend a pre-listing inspection, performed by a licensed inspector. It's not a bad idea, they'll be able to alert you to most of the common findings, and if you can correct them prior to a buyer's inspection it will offer the buyer less of an opportunity to renegotiate your price.

The obvious items on an inspection are as follows:
1) Exterior plants/shrubbery - All plants should be cut back away from the siding and roof of your home by at least 12". When too close to your home, plants can deteriorate the siding and create an opening for insects.
2) Bark - many people like the look of bark or wood chips in gardens. Unfortunately, bark and wood chips are called FOOD for carpenter ants, termites, and other wood destroying organisms.
3) Double pane windows - Are any of your windows clouding up? The seals may be broken, allowing moisture to enter between the window panes. They have lost some of their insulating capabilities, and should be replaced.
4) Electrical outlets and switches - Are any of the covers broken? Do all of them work properly?
5) Plumbing - do any of your fixtures leak? Does the toilet run? Faucets drip? Is there good pressure? Is your water heater strapped to the wall?
6) Under the house - is there any water? Get rid of it! Standing water in crawl spaces is detrimental to the health of your house. Is there a proper vapor barrier laid on the ground? Any signs of insect damage? Is it properly ventilated?
7) Attic - is it insulated? Ventilated? Any signs of leaks?
8) Roof - Any signs of damage, missing shingles, moss?

That is just a brief list of things that inspectors check for during the course of their work. The more you fix prior to a buyer inspecting your home, the better your chances of getting the price you want.

Which brings us to the last item, Price -

Are there good comparable properties that sold recently? Are there any currently pending sale? What comparable properties failed to sell? What makes your home different than these? How motivated are you to sell? What is the average time on market for your comparable properties? When do you need to be out of the home? How much do you absolutely need to get?

Buyers don't care how much you need to get. In this market they have a lot of homes to choose from, and they will keep shopping until they find one they like at a price they're willing to pay.

Are you unable to pay off your mortgages with the current value of your home? Short sales are tricky and time consuming, but there are steps you can take in order to make them go faster.


Once an offer is received, that's when the work really starts for your agent. If they're good, you'll hardly know they're doing anything, but hopefully they are!
