I represent a group of private investors that focus on problematic small commercial financing. • Our sweet spot is $200k-$500k. We do smaller and larger, but that is our primary focus.

• No formulas, ratios or specific limits, we use common sense and flexibility to get the deals done. We don’t do dumb deals, but we do the loans the banks should, but can't do.

What we do:

• We're not hard money, but investors that look to collaborate in the purchase/refinancing of real estate backed situations. (In between conventional and hard money lending). Our primary strength is in our flexibility to solve problems. We're not miracle workers, but we want to find workable solutions.

• We're a good alternative for borrowers that must get out of their hard money/bridge loans into longer terms -- 5, 10-20 years, but can’t qualify for conventional financing.

• Each circumstance is different, but rates are generally from 9-13% depending on the circumstances and/or structure.

• We work with and protect brokers. However, we ask that we be able to talk with the borrowers directly. If there is a something we can do, we let the brokers know our solution. They in turn present the solution to the borrower with their fee added on as we typically don't look for points up front. We’re looking for relationships with brokers that can feed us so we both make out. It's that simple, we don't know why people would operate differently.
