Buying a Home Will Be Getting a Whole Lot Better! (ada/canyon)

BREAKING NEWS!!! BUYING A HOME IS GOING TO GET A WHOLE LOT BETTER!!!
The Homebuyer Tax Credit has just been extended by the Senate on Wednesday, taking it from the deadline of November 30, 2009 until April 30, 2010!!! The House is expected to vote on this bill Thursday. Once it has been approved by the House and signed by the President, it will go into effect!
Not only does this apply to 1st time homebuyers to still receive the $8,000 tax credit, but existing homebuyers will be able to take advantage of a $6,500 tax credit as well!
Here’s how it has and will work:

Originally, 1st time homebuyers are considered those who have not owned a home in the last three years have been able to take advantage of an $8000 tax credit, as long as they have an active contract signed and closed in escrow as of November 30, 2009.

The new extension will give these 1st time homebuyers until April 30, 2010 to have a signed purchase agreement in order to take advantage of the $8000 tax credit.

In addition to the extension for 1st time homebuyers, now existing homebuyers, who have lived in their current homes for at least 5 years will be able to take advantage of a $6,500 tax credit, as long as they have a signed purchase and sale agreement by April 30, 2010!
This is great news not only for homebuyers, but sellers as well as this should provide additional help to beef up the housing market, and get the market values of homes up to a normal rate!
Many experts think that this is the last extension we will see in the housing market, so if you’ve been thinking of buying that new home you should act now!

True Short Sale Solutions - No Fees! Just Solutions! (Boise)

Short Sale Myth #1

You have to be in Default in order to qualify for a Short Sale

This is absolutely "NOT" true

It used to be that lenders would not consider a short sale if the payments were current, but that is no longer the case. Realizing that other factors contribute to a potential default, many lenders are eager to head off future problems at the pass.

If you currently find yourself in any of the situations listed below you Qualify for A Short Sale.

* Are you facing a financial hardship that you know will decrease your income?
* Are you getting behind on your mortgage and you're not sure if you can catch up?
* Or do you just need to sell quickly but your home is worth less now than when you bought it?
