Why hire a Property Manager?
You could do it yourself. What are the negatives of doing it yourself?
You have to take valuable time away from your other responsibilities, family, and leisure activities to show your property, do repairs, and manage your property and tenants. Then there’s the calls in the middle of the night. Don’t you just love them?
And the tenant that doesn’t take care of your property and you constantly have to check up on them.
Positives of hiring me:
I advertise your property. Newspaper costs, if used,are passed on to you, that’s only fair.
I advertise and screen prospective tenants.
I check their credit, criminal background, and eviction history.
I call past landlords. I interview them and determine their ability and desire to take care of your property.
I take care of lease signing, lease enforcement, maintenance, emergency repairs, and the little day to day things that drive a landlord crazy.
I perform monthly property checks, inspections, and when necessary I meet utility workers, inspectors, and other appropriate people at the property for you.
When a tenant moves out I take care of the inspection, clean up and or move out repairs, and make the property ready to rent again.
If necessary I make arrangements for lawn care, sprinkler repairs, and snow removal (apartments).
Why pay for Property Management?
Good question. I take care of your property whether there is a tenant or not.
I save you time and money by doing it for you.
Sure, some companies do not charge if there is not a tenant. I take care of your property when there is or is not a tenant, cleaning, yard care, security (when necessary), and general maintenance.
Why a leasing fee?
It takes time and money to find the right tenant for your property.
It may take multiple trips to show your property, to interview prospective tenants. This is not cheap. It could cost you hundreds of dollars in fuel, lost productivity, as well as time from other activities you may rather be doing.
Plus, it is an extra incentive to get a proper tenant in your property.
What about my rent money?
Excellent question! The tenant sends the rent money directly to you every month.
There is no hold back of rent and deposit monies. It is your money, it should go directly to you, the owner.
And it should be sent immediately to you, not held in an account to be paid to you later.
What do I charge?
I charge a monthly fee of $50-75 for single family homes (including condos and townhouses), depending on location. Apartments less. Please call for quote. I also charge a $200 leasing fee. That covers all those trips to show the property and interview tenants. It covers the cost of the paperwork (copies, etc). I don’t charge an annual fee. Why should I?
What about repairs?
Another good question. I do most of the maintenance and repairs.
Anything major like a furnace, roofs, major electrical or plumbing, I call in the pros.
I have a cleaning crew I can call as well.
I charge a competitive flat rate and don’t upcharge if I have to call in someone else.

The studio is fully equipped and very comfortable. Shooting in this studio will surely impress your clients! Rent is between $150 and $250 per month depending on your needs, and our scheduling availability.
The studio is completely set up to walk in and start shooting. Facilities and equipment lists include:

Inside the Studio:
The studio has multiple shooting stages and can handle groups up to 10 people utilizing our 12’ seamless paper backdrop/stage area. An additional 9’ seamless paper backdrop area provides an alternative shooting setup. The 9’ stage area can be lit by natural light from skylights overhead and is perfect for shooting two and three dimensional artwork in natural light.
The surrounding area in North Boulder ( intersection of Broadway and Yarmouth across from Amante Coffee) also provides great industrial shooting locations for those clients that want both Studio and Outdoor shots. Additionally, Foothills Community Park is just a couple minutes from the studio. Across the street is the infamous coffee shop and wine bar, Amante and three doors down is one of the best restaurants in Boulder, 4580, as well as a Subway if you are so inclined.
Outside the Studio:
Our Charter membership is $150 and includes (1) three hour dedicated block of shooting time per week (12 hours per month), and access to our Online Scheduling Calendar where you can book additional time (up to 7 more hours per week – 21 hours per month). So, all in all, $150 per month gets you access to 40 hours of shooting time per month, which works out to about $4/hour for studio rental time! What a deal!
This cooperative studio is more than just a shooting location. Our group of professional and semi-professional photographers (visit the Alive Studios Blog - http://www.alive-studios.blogspot.com) love to hang out and talk shop. Once every couple months we all get together to share our latest work, drink some wine, and talk about crazy photography experiences. Many of our members joined as much for this gathering benefit as for a shooting space.
We also provide lots of wall space for display of your photographs, access to Custom Picture Framing with Alive Custom Framing at 25% off, and great deals for printing with Photo Express (http://www.photoexpressweb.com/). The studio is fully equipped and very comfortable. Shooting in this studio will surely impress your clients! Rent is between $150 and $250 per month depending on your needs, and our scheduling availability.
The studio is completely set up to walk in and start shooting. Facilities and equipment lists include:

Outside the Studio:
Our Charter membership is $150 and includes (1) three hour dedicated block of shooting time per week (12 hours per month), and access to our Online Scheduling Calendar where you can book additional time (up to 7 more hours per week – 21 hours per month). So, all in all, $150 per month gets you access to 40 hours of shooting time per month, which works out to about $4/hour for studio rental time! What a deal!
This cooperative studio is more than just a shooting location. The studio is fully equipped and very comfortable. Shooting in this studio will surely impress your clients! Rent is between $150 and $250 per month depending on your needs, and our scheduling availability.
The studio is completely set up to walk in and start shooting. Facilities and equipment lists include:
· 1200 Watt White Lightening strobe
· 800 Watt White Lightening strobe
· 600 Watt White Lightening strobe
· Dual wall mount telescoping adjustable booms
· Rolling telescoping adjustable boom for backdrop wash and hair light
· Large Soft box attached to one strobe
· Gels for creative flash use
· Multiple umbrellas, flags, etc. for light shaping
· 12’ backdrop setup with black seamless paper and white seamless paper and checkered black and white stage floor.
· 9’ backdrop with brown, white, and grey seamless paper (green screen available), and a corrugated tin wall.

The 9’ stage area can be lit by natural light from skylights overhead and is perfect for shooting two and three dimensional artwork in natural light.
The surrounding area in North Boulder ( intersection of Broadway and Yarmouth across from Amante Coffee) also provides great industrial shooting locations for those clients that want both Studio and Outdoor shots. Additionally, Foothills Community Park is just a couple minutes from the studio. Across the street is the infamous coffee shop and wine bar, Amante and three doors down is one of the best restaurants in Boulder, 4580, as well as a Subway if you are so inclined.
Outside the Studio:
Our Charter membership is $150 and includes (1) three hour dedicated block of shooting time per week (12 hours per month), and access to our Online Scheduling Calendar where you can book additional time (up to 7 more hours per week – 21 hours per month). So, all in all, $150 per month gets you access to 40 hours of shooting time per month, which works out to about $4/hour for studio rental time! What a deal!
This cooperative studio is more than just a shooting location. Photography Studio - Cooperative Space Available for Rent (boulder)
Shared Photography Studio Space Available in North Boulder.
This Co-op is led by Benjamin D. Buren of Alive Studios ( http://www.AliveStudios.Com ). Currently there is space available for professional & semi-professional photographers to join. The studio is fully equipped and very comfortable. Shooting in this studio will surely impress your clients! Rent is between $150 and $250 per month depending on your needs, and our scheduling availability.
The studio is completely set up to walk in and start shooting. Facilities and equipment lists include:
· 1200 Watt White Lightening strobe
· 800 Watt White Lightening strobe
· 600 Watt White Lightening strobe
· Dual wall mount telescoping adjustable booms
· Rolling telescoping adjustable boom for backdrop wash and hair light
· Large Soft box attached to one strobe
· Gels for creative flash use
· Multiple umbrellas, flags, etc. for light shaping
· 12’ backdrop setup with black seamless paper and white seamless paper and checkered black and white stage floor.
· 9’ backdrop with brown, white, and grey seamless paper (green screen available), and a corrugated tin wall.
· Music station with speakers, etc. (you supply the Ipod, etc.)
· Wireless flash trigger
· Multiple cloth backdrops, stands, reflectors, posing stools, props, etc.
· Changing room with makeup mirror and lights
· Rugged floor, couches, etc. to provide a warm inviting atmosphere
· Proximity to coffee shops, restaurants, parks, industrial shooting locations, route 36 (40 minutes from downtown Denver), etc.
Inside the Studio:
The studio has multiple shooting stages and can handle groups up to 10 people utilizing our 12’ seamless paper backdrop/stage area. An additional 9’ seamless paper backdrop area provides an alternative shooting setup. The 9’ stage area can be lit by natural light from skylights overhead and is perfect for shooting two and three dimensional artwork in natural light.
The surrounding area in North Boulder ( intersection of Broadway and Yarmouth across from Amante Coffee) also provides great industrial shooting locations for those clients that want both Studio and Outdoor shots. Additionally, Foothills Community Park is just a couple minutes from the studio. Across the street is the infamous coffee shop and wine bar, Amante and three doors down is one of the best restaurants in Boulder, 4580, as well as a Subway if you are so inclined.
Outside the Studio:
Our Charter membership is $150 and includes (1) three hour dedicated block of shooting time per week (12 hours per month), and access to our Online Scheduling Calendar where you can book additional time (up to 7 more hours per week – 21 hours per month). So, all in all, $150 per month gets you access to 40 hours of shooting time per month, which works out to about $4/hour for studio rental time! What a deal!
This cooperative studio is more than just a shooting location. Our group of professional and semi-professional photographers (visit the Alive Studios Blog - http://www.alive-studios.blogspot.com) love to hang out and talk shop. Once every couple months we all get together to share our latest work, drink some wine, and talk about crazy photography experiences. Many of our members joined as much for this gathering benefit as for a shooting space.
We also provide lots of wall space for display of your photographs, access to Custom Picture Framing with Alive Custom Framing at 25% off, and great deals for printing with Photo Express (http://www.photoexpressweb.com/). Many of our photographers also use Alive Studios to meet with potential wedding clients (much more professional than the coffee shop), as a meeting place, etc.
