Hello, I'm an economist, PHD and all, doing research on the effect on rental prices caused by the economic melt down. I've been looking here now for over a year, and have seen the same advertisements for the same houses, apts. & studio Apts. still for rent. In case you are curious, no one has rented anything in a year as far as I can tell. These Real Estate Rental places are doing the owners no favors by trying to tell them they can get these rents. ( I recommend flagging as spam and scam, when a renter comes across these R.E. Broker posts. They constantly post the same 20 Adv. every day, making it impossible for the average poster to see his Adv. on page one for more than an hour.) Its probably the same dis-honest tactic they use when trying to get some one to list their house for sale, and it sits on the market for years as an over priced listing.The value of properties have dropped 30% in one year, why don't you all try to lower your rents by the same amount (or less) and see what happens.
---THAT'S ALL YOUR PROPERTY IS WORTH ANY WAY. ITS ONLY WORTH WHAT THE MARKET WILL BEAR, AND CAPE COD CAN NOT BEAR THESE ABSURD ASKING RENTS!!!
---Ask yourself this, if no one can afford to buy your house with a mortgage payment equal to the rent you are asking for,...how do you expect to rent it??? Also, one might think about this, if your $1,200 property stays vacant for one month---it takes a whole year for you to capture that lost rent. ie.( you would have the same amount of $$, had you rented right away for $1,100. THINK ABOUT IT.

This is not always the case, I have known several people to rent their homes that they bought as a foreclosure , with a very cheap mortgage and they make a good amount off of someone, or those who own their home, and owe nothing yet charge $1,600 or more for rent. Here on Cape everyone is going broke, no one can afford to pay outrageous amounts for rent, and are forced to live in shelters, relatives , or in really sad cases the street. I have been looking for a rental for 8 months, I either get a scam request , or an offer that I have to refuse because it is too much! I am shocked that even a one bedroom these days can be about $1,000 !!! That is ridiculous. I am sure I will get another rude respond to this too , but I don't care I am about to be homeless and I have children . :( LANDLORDS please we understand you need to make money, we get that you need the bills paid, but you wont have either if you don't rent your home! Oh and one more thing almost NO ONE has great credit anymore due to hard times, so it is really not fair to do credit checks, because someone may have made mistakes in their past, but it may have nothing to do with you getting your rent on time!
