An advanced strategy to consider if you are facing an upcoming
balloon payment or the term of another type of financing is now
drawing near would be Cost Segregation, also known to CPAs
as componentizing.

I say this is "advanced" only because it is not a strategy that a
lot of CPAs or Accountants tell their clients about, nor does the

Property that falls into two catagories, Real Property and what

this strategy 100% IRS Approved...they just don't want you to
know about it!).

Why is this "free money" not well known?

Number one, the IRS wants you to write the whole thing off
over 39 years...if you don't ask for the shorter schedule...they
ain't gonna tell you!

Number two, the CPA needs 3rd party verification and they don't
know how to get that done (most of them) so, they take the lazy
and/or "safe" route and do the whole depreciation on the 39 year
schedule...costing you tens of thousands of dollars.

You may be owed enough money to cure your current cash
