A private lender is much, much different from a bank in three key ways:
1. NO credit report;
2. NO tax returns;
3. NO Personal Financial Statement;
4. Very rapid response and closings - no loan committee;
5. 100% of construction costs are financed; and
6. Spec building is OK.
These are things to keep in mind when considering the program:
1. Property must NOT be owner occupied;
2. The construction loan must be in first position;
3. The construction loan is for construction only and will not pay off any existing liens;
4. Therefore the property must be lien free or existing debt must subordinate; and
5. Within about 2 hours of Boston.
