LANDLORDS: Don't waste money on an empty house! RENT TO US! (Liberty School District)

My family needs a bigger house! Did you build one back when the economy was okay and the housing market actually existed, and have you found yourself sitting on it now, paying utilities to keep the pipes from freezing, and taking a huge hit on taxes etc. every month that it sits empty and unsold?

Rent it to us!

We are a family of 5 (3 kids, mom & dad) plus one indoor cat. We currently live in a 3+ br in Liberty village that we have rented for over 5 years. When we started renting, we were a family of 3, and the house seemed huge to us. In fact, we love our house, our yard, our location and our landlords (even have an offer to rent-to-own from them where they will hold the mortgage) and obviously they are pleased with us, but we simply no longer fit where we are. Our rent includes nothing - we pay oil, electric, water/sewer, lawn, snow etc - so we are used to that. We have been lucky to have VERY reasonable rent that will be going up (for the first time ever!) to the $900 range if we stay, and honestly we can't afford to go out of that range if we are paying all utilities. But wouldn't you rather have someone care for your property, AND put $900/mo. in your pocket (not to mention keeping the lights and heat on), than worrying about that big empty house getting ruined so you can NEVER sell it?

My husband is a carpenter/roofing-siding contractor and I am a graphic and web designer who works from the house. We are open to discussion of ANYTHING from a straight rental to a rent-to-own to a rent/work on house (this one or another?) for cheaper rent deal... whatever you 'd like to offer! We would require the ability to give at least 30 days notice to our landlords, since we have no intention of leaving them in the lurch. We need a safe yard (our kids are little - so no major highways and no cliffs please! lol) - and at least 4 normal-to-good-sized BRs. We need DR space; we would prefer a seperate formal DR, of course, but as long as the dining space is big enough to accomodate my inherited DR set and still leave room to move around the table, that's fine. In our dreams, we have 4 BRs, an eat-in kitchen, a DR, and some kind of patio/sunporch/deck that is safe for supervised little kids who are knuckleheads, and - dare I say it? - some kind of room that could be used as a playroom or office or both.

I know, I know, this is asking a lot for a little in rent. The trade-off is not only will your expensive-to-build-and-maintain property now be bringing in money AND have someone in it to maintain it (think ice removal! - and we own a plow!) - but if you will have a tenant who has no desire to move ever again! We would like to stay in the school district until out littlest (age 18 mos) graduates, if we can find a house that we can make into a home that will accomodate all of us.

Need to Find an Apt. (Sullivan West area)

I am posting this for a friend (well, our babysitter). She needs to find at least a 2 bedroom apartment ASAP. The building in North Branch that she was living in was recently condemned, thanks to a dirty tenant in another unit. Landlord is scumbagging all the tenants and not refunding deposits or financially helping tenants move. 72 hours notice was all the tenants were given, She was currently paying $700 for a 3 bedroom, with all utilities, and would like to find similar. 2 adults and 2 youngins. No pets, no social services, no section 8. This is all very sudden on them, so if you could work with them on a deposit, that would be awesome.

And if anyone can forward me to information regarding a landlords' obligations in such a situation i.e. Health Dept condemning due to roaches and bedbugs, please let me know.
