Hello, I'm looking to move to Midown in late December or early January. I would ideally like a one bedroom or large studio. I'm very handy, have lot's of tools, and property management expereince. I'm a handy guy to have around for owners that like the convenience of having someone on-site that can take care of things for myself and or other tenants. My english pointer and I are looking for a room to rent in the Citrush Heights, or Folsom area.

I am a 32 y/o female, professional photographer who has been residing in Angels Camp for the last several years. Most of my shoots take me to Sacramento or the Bay Area so I am looking to move closer and commute less. I just rented my house out here so that I can move to the city, I need a place by mid December or first of January.

I am laid back, non-judgemental and very courteous. I also like to joke around a lot and don't take life to seriously. I am however responsible with my finances and money. I pay my bills on time and I would like a landlord that does as well. I am not interested in living in a house where I pay my portion of the rent and utilities but I am coming home to shut off utilities or eviction notices.

I am a homeowner and I have rented rooms out in my own house before so I know what it means to be a landlord and have bad roomates and I know how NOT to be one of those roomates. I am quiet and tidy. I dont keep strange hours or strange friends.

I do not smoke or do drugs and I only drink socially.

My dog is approximately 65 lbs he is on the larger side of medium, or the smaller side of large =-) He is 7 years old and very well behaved. He does get excited when he first meets new people but calms right down after introductions, he gets along well with other dogs but not cats. He also gets along with birds. I have an invisible fencing system that he is trained on so a fenced yard is not absolutely necessary but would be nice. I would need to be able to run a wire around the yard though. He goes with me on a lot of shoots but will sleep soundly all day in my bed if he is feeling too lazy to tag along.

What I am looking for:

I am looking for a room to rent with a private bath. I prefer not to share a bathroom or have the "guest bath" in the house.

I am looking for roomates that keep fairly normal hours, working during the day and sleeping at night. I don't mind bbq's and friends over on the weekends or occassional week days but I am not looking to move into a party house.

I would need highspeed internet. I would also prefer that the other residents do not smoke inside the house.

I don't mind other dogs in the household. I love animals.

I am the only person, but I have two indoor neutered male cats and a spayed female pit bull who has been through intermediate obedience training and has her CGC (trainer references available).
