The Community Manager is responsible for the day to day on-site operation of the apartment building(s). Responsible for quality service to the residents, daily supervision of other on-site staff, and efficient operation of the building(s) physically, economically, and socially. Generally, manages a smaller property (less than 50 units) in one location and assists in staff supervision, keeping the property in a favorable setting and condition with few regulatory requirements.

Duties include:
1. Maintains resident accounts receivable ledgers. Codes and approves invoices in a timely and accurate manner.

2. Maintains resident records to comply with appropriate affordable housing regulations.

3. On a monthly basis, collects rent and other income, makes bank deposits, and forwards receipts to central office.

4. Prepares and delivers notices to residents, as needed.

5. Oversees the timely preparation of apartments for rent, delegating tasks to and supervising the work of other property staff.

6. Manages the leasing process from initial application to move-in, including orientation of applicants to the property and to Mercy Housing.

7. Follows and enforces all fair housing and local landlord and tenant laws and regulations.

8. Effectively markets the property to ensure budget compliance and a positive community image.

9. Ensures that the property meets financial performance goals.

10. Manages customer service requests and ensures timely and satisfactory completion.

11. Maintains property maintenance logs and inventory of supplies or delegates the task to other staff.

12. Assists the Property Supervisor in hiring, orienting, and supervising property staff.

13. Responsible for the overall physical condition of the property.

14. Collaborates with site team and residents to create and strengthen a healthy community, facilitates on-site communication, and monitor property goals.

The Maintenance Worker II performs duties including, but not limited to, janitorial tasks, preventative maintenance, repairs, and apartment turnovers. Technical expertise in one or more building trades required. As a part of the site team, ensures a high standard of cleanliness, customer service, and a hazard free environment.

1. Completes work orders in a timely and accurate manner. Cleans up after work is complete.

2. Performs repairs on the property, including painting, carpentry or wall repair, plumbing and electrical, air conditioning, heating, etc.

3. Cleans apartments during turnover process.

4. Maintains grounds and common areas, including lawns and flowerbeds, shrubbery, parking areas, trash pickup.

5. Provides on-call maintenance service as directed. Responds to emergencies as required.

6. Sets up conference room and community space as needed.

7. Maintains inventory of supplies and equipment.

8. Advises on the overall condition of the property.

(Property Managers are Corporate Employees of Trinity Property Consultants and can be assigned to any Apartment Community at the Companys discretion.)

A Property Managers duties and responsibilities will include, but will not be limited to the following tasks:

BASIC FUNCTIONS:
o Supervises maintaining the entire property in an attractive, comfortable condition.
o Supervises the overall appearance of the property and coordinates work to be completed with the maintenance supervisor.
o Responsible for working with the Regional Property Supervisor and property staff in attaining occupancy goals, the highest possible rental income and the lowest possible project expenses.
o Trains, directs, motivates and assists in all types of office and leasing operations on a daily basis.
o Upon request and as needed, hires and/or disciplines all on-site employees.
o Supervises the scheduling for the completion of turnovers/make readies of vacant units in coordination with the maintenance supervisor.
o Maintains proper inventory levels and orders supplies, with the Regional Property Supervisors approval.
o On-call in accordance with scheduling to handle emergencies from residents and property emergencies; must carry form of communication in which to be contacted at home or elsewhere and must respond in emergencies.
o Meets the needs of residents and their lease agreements.
o Prepares move-in paperwork and performs a move-in orientation with new residents.
o Plans and assists with resident functions.
o Ability to work evenings, overtime, holidays and weekends, as needed.

RELATIONSHIPS:
o Reports to the Regional Property Supervisor on a regular basis, as directed.
o Maintains relationship with other staff members, working with the Rental Office staff and under the direction of the Regional Property Supervisor.
o Obtains bids, works with and maintains good rapport with outside, contract vendors working on the property.
o Maintains good rapport with current and prospective residents.

RESPONSIBILITIES:
The activities listed below are not all inclusive, however, they are indicative of the types of activities normally performed by the Property Manager.

o Enforces and complies with all policies, as outlined in the CLIENT Operations Manual.
o Exercises sound judgment in regard to property procedures and expenditures.
o Ensures proper use of propertys petty cash fund.
o Uses discretion and good judgment when dealing with employees and residents.
o Keeps salary, bonus and compensation information for ALL employees confidential.
o Schedules all work regarding leasing and office operations.
o Reviews all resident applications and approves applications, as directed by Regional Property Supervisor.
o Follows payroll requirements, procedures and time schedules.
o Collects rents, posts income in computer, and deposits all rental and miscellaneous income in the bank on a timely basis.
o Prepares all reporting information and submits these reports on a timely basis, as requested.
o Prepares and implements marketing plans.
o Does occasional shopping for property events and resident functions.
o Performs employee reviews and follow-up, as directed by the Regional Property Supervisor.
o Helps prepare necessary information and assists in any legal proceedings instituted by property management including evictions, etc.
o Determines which units need carpeting, mini-blinds, linoleum, appliances, etc., and obtains approval from Regional Property Supervisor.
o Prepares necessary information for property newsletter on a timely basis.
o Adheres to the property policy regarding keys.
o Adheres to OSHA safety standards that are applicable for the safe performance of the job.
o Implements and oversees training program for the use of safety equipment and MSDS safety binder in conjunction with the Maintenance Supervisor.
o Supervises completion of all work orders within 24 hours in conjunction with the Maintenance Supervisor.
o Observes condition of property in general and reports any unusual circumstances.
o Participates in an on-going property improvement plan, marketing plan, and preventive maintenance program.
o Notifies Regional Property Supervisor, as directed, regarding any supplies necessary to perform duties.
o Follows company procedures regarding safety and emergencies.
o Attends employee meetings and training seminars, as requested.
o Adheres to company policy in regard to dress codes and oversees implementation of this policy for both the office staff and maintenance staff.
o Makes certain that all maintenance staff wear photo ID badges during work hours.
o Performs other duties as assigned by the Regional Property Supervisor or Asset Manager.

BASIC QUALIFICATIONS:
o High School diploma or equivalent
