We are legitimate, long standing Real Estate and Mortgage Brokers with a combined 30+ year history of making private money loans on real estate to people who cannot otherwise qualify with normal conventional lenders/banks. We do 1st TD loans and even the occasional 2nd TD.
These loans are made through escrows with full title insurance and are never made at more than 50% of the current value of the property.
The rate charged is 12% on all loans regardless of position, all of which goes directly to the investor. We make our money by charging the borrower loan fees up front and collect them through escrow (5-10 points, no additional broker charges, no money collected upfront. Fees are dependant on risk and the availability of money. Escrow and title fees are additional) The minimum payments are Interest Only and there is NO PREPAYMENT PENALTY. Our loans are 3-5 year loans and are due on sale.
We never touch the investor's money. It goes directly into escrow when the loan is ready to fund and the payments are sent directly to you from the borrower. We help with any potential payment issues over the life of the loan, including helping with payment collections and the rare foreclosure proceeding.
We have MANY references, whose money we have invested for up to 20 years who you can speak with directly to verify who we are. We are legitimate, reputable, professional Brokers. We are licensed by the state of California and have never had a SINGLE complaint filed against us in over 20 years of lending. We are also licensed brokers who solicit investors and potential borrowers in Idaho and Washington states.
We lend on different kinds of real estate, but only to a 50% Loan-to-value. Raw land wil require a lower Loan to Value. We can do 1st Trust Deeds and maybe even the occasional 2nd TD.
Repayment capacity and exit strategy are also considered. Credit is run, however not analyzed except for anything that can affect title. Although we prefer not to see foreclosures, we do lend to people in NOD status, if the loan makes sense and has a benefit to them.
